Some background

The Eau Claire Athletic Club in Calgary is currently undergoing a major interior renovation to enhance its facilities and member experience. The exciting changes include:

  • New mezzanine: Expanding the club’s usable space and offering new possibilities for fitness and recreation.
  • Fitness patio: Providing members with a dedicated outdoor space for workouts and activities.
  • Refreshed interiors:  The club will feature updated floor and wall finishes, modernized ceilings with new lighting designs, and stylish millwork throughout.
  • Improved amenities: The renovation will also bring upgrades to the locker rooms, washrooms, and other essential amenities.

Eau Claire Athletic Club Interior Renovation’s summary

Installation:

  • Installation of new drywall ceilings and bulkheads, including flat finish. 
  • Installation of new drywall partitions, with different partition types (P1, P2, P5, P10, P11, P15, P17, P18) specified throughout the drawings.
  • Furring out existing concrete block walls and columns using metal studs and gypsum board.
  • Installation of gypsum board in wet areas, with requirements for moisture-resistant materials like AquaBoard and Kerdi membrane.
  • Installation of fire-rated partitions (P18) with specific requirements for 5/8” gypsum board  and acoustic batt insulation.
  • Installation of plywood blocking/backing in walls for millwork, fixtures, and equipment.

Finishing:

  • Taping, filling, sanding, and smoothing of drywall joints, edges, and corners to achieve a level 5 finish.
  • Installation of metal corner beads and molds at all corners and ends of gypsum board.
  • Caulking of joints and gaps between drywall and other surfaces, including concrete walls and window frames.
  • Preparation of drywall surfaces for painting or other finishes, including patching and repairing existing drywall as needed.

Coordination:

  • Coordination with other trades (mechanical, electrical, plumbing) to ensure proper installation of drywall around pipes, ducts, wires, and other services.
  • Coordination with the owner and designer for approval of drywall finishes and materials.
  • Coordination with the owner to determine locations for signage and owner-supplied equipment, and to provide necessary backing and support.

Important Considerations:

  • The drawings specify a level 5 finish for drywall, which requires a high degree of skill and attention to detail.
  • Fire-rated partitions and wet area installations have specific requirements that must be followed to meet building codes and ensure safety and durability.
  • Proper coordination with other trades is essential for a successful drywall installation.
